More water damage in the house... Emoticon

This time, we were not displaced for 6 months like last time...

This is more of a plumber praise/recommendation/suggestion...

So Tuesday, 1/30, we got home from my kiddos sports practices and everyone was showering while I was getting the gear put away...I walk to the front foyar when I hear a dripping...steady dripping...and I look up and I can see the water spot and water attempting to come through on the ceiling. My heart sank...

When everyone came down, I investigated further and realized it was the shower... because as soon as the water shut off, the dripping subsided...

So, I'm off to call my trusty friend @Clloresch, who works for a water mitigation company, and she lines me out with exactly what I need to do.

Within a couple of days, the team is out there, and the house is drying. Yay. By Monday 2/5 the house is dry!

Next comes the plumber's....I called Jared's plumbing initially, no call out fee but the quote for repairs (replacing the water nozzle where you turn the water on and off...the house was built in the 80's so it's old) would be around $1000, for the one. I thought to myself for a while, and it seemed high....yes, they would have to remove tile as there is no access to the back side... but still....and then I'd have to repair the wall and replace the tile myself.

2nd Plumber, Bee Dependable, I contacted via phone and sent pictures because they have a $165 call out fee. He was able to diagnose and quoted me $725 for full nozzle replacement...on the 1 shower, but he had a tile guy (if available (and yes I called the tile guy and he is 5 weeks our)) that would remove and replace the tile (still my cost). Sweetness...yay!

3rd plumber, Genesis, Larry comes out on 2/7...$35 call out fee...and he investigates and informs me that there is no need to replace the whole nozzle thingy...he can get the parts...makes some phone calls and we are scheduled to do the work the next morning.

The following day, after replacing the guts, Larry realizes that is not sufficient as he cannot get it to cleanly shut off, and believes the previous homeowners may have already replaced the guts before due to some of the wearing on the internal parts. So he proceeds to go above and beyond and comes out later that day and completely replaces the plumbing (yes, removing the tile in 1 bathroom and sheetrock in the other) and sets me up with new water turner onner thingy...(yes, i know there is a technical name, but I can't think right now...I'm on nights and exhausted)...in both of my upstairs bathrooms so we won't run into a similar issue with that one due to their age...and his cost for both, was slightly higher than the quote I got from the first plumber I called that was only going to replace the one.

Yes, i still have tile work to complete...and some sheetrock work too...but at least I know my plumbing is correct in both showers. Currently, I am waiting on a few estimates from General Contractors to get the showers back in 100% working order...we are also having a hard time finding matching-ish tile, go figure...and it may end up being complete replacements of the tile surround...but hopefully we are nearing the end...

Anywho, back to the initial topic about plumbers....We've all likely had to use one in our homes, and we have a reason for who we choose to do the work...but this is to encourage you to do your due diligence and get multiple quotes, especially for the bigger jobs.

The recommendations here on KDC are great, and your reasoning behind your recommendations is sooo appreciated...it's truly the reason why I called the 3 plumbers I called...but ultimately my gut told me which one to go with, and not solely baised on price...but it was a definite factor.

Looking forward to having my home back in working order (everyone showering in my shower is annoying....and kids are gross Emoticon ...but we are good, and all will be great in the end!

Have a blessed and beautiful week KDC! Much Love!

We have had to replace the valves behind the water handles also. Also did the old valves at washing machine. Both were old and one at washing machine corroded. Not fun to do! Glad yours on the mend!

@Chiza :
Oh my gosh! We just recovered from a pin hole leak in the attic that caused extensive damage to 3 rooms! Not fun! And expensive, now I might have to possibly replace the oven. If it's not one thing, it's another. I swear I'm one major disaster away from bankruptcy! Glad yours is on the mend!

It's a big old unexpected pain in the hinder @mutton....but I knew eventually it would need to be done, just wasn't budgeting for this right now. I'm just glad we caught it quickly.

I'll have to check out the washing machine ones....thanks for the insight friend! ❤️

You're so right, if not one thing...it's another @MsSims. It's insane the damage a pinhole leak can do...I had 5 rooms in the house due to two nails missing on the roof the last time. And they were on opposite sides of the house and sooo EXPENSIVE. It was a long 6 months living in a hotel nearly 20 minutes from the house.

Looking back on it now, I was fortunate to really get to know one of my closest friends here in KW through all of that....and I have learned a lot about insurance and insurance companies and water damage and stuff you don't know until you go through it.

Chiza : You did great, for a good cost. Jared is high but good, and shows up. Many Houston and Kingwood houses have this issue. I was out of town once Jared's showed up fixed the leaking faucet in the bath tub, within hours, had the parts with them. so it was worth the cost.

Jared's has shown up for me before too @Texasdad....in a pinch when I was fixin to leave town and had no water to the house....it was EXTREMELY expensive for 45 minutes of work....but I was so happy to have the water back to the house and that stress off my mind while traveling.

I am not hating on any company...just sharing my experience and trying to encourage everyone to do their due diligence for themselves...

@MsSims : Insurance helps with that if you haven't thought to use it.

Depending on the deductible @chasinghosts....might be smart to go with insurance....might not be. My first one I definitely went through Insurance and they tried to screw me so badly I had to hire a public adjuster to get my house in order. It was bad....this time, I am doing self pay...but its because of my deductible and the total cost.

@chasinghosts :
Of course! But the deductible was 1% of the appraised value of the house!

@MsSims : I have a$500 flat deductible for everything and only pay about $15 a month extra, so worth it in case of a disaster though.

@Chiza : I totally understand. I just think some people don't even remember to check with their insurance first. Yes, and you always have to weigh the value versus the expense. So sorry you had to go through yet another problem. I hope you're at least feeling better these days.
