You all bash the HOA and when it comes time for them to enforce you all start crying about writing letters even though you talk about how bad they are. Not your property then it is not your concern. 4951

B%#@#%T...  It is in my neighborhood, it is an eyesore, it has the possibility of reducing the property values and violates major portions of the deed restrictions.  It is allowed and the HOA spends my time and money sending letters about insignificant pieces of C#@$ and allows this?  It then be comes my concerns as well as that of a number of my neighbors.

Highly doubt one building that you said wasn't even on your street will affect the price of your house. Go read a book or something. 4951

@JerryJustice: You are entitled to you opinion and I am entitled to mine.  You do not have to be rude and I never said it was not on my street.  Maybe this is your house?  This is a violation of deed restrictions and even if the HOA approved it, as long as they send out the nuisance letters I will continue to have a concern about things like this in my neighborhood.  Go read your own book or something

Email sent to HOA:

My husband and I have owned a home and lived in Kingwood since 1978. We have a vested interest in our property value. It has been and is our understanding that the HOA bylaws exist to preserve that value.

The above construction in the backyard of the home in the southwest corner of Sandy Forks & Forest City Dr. violates many of those bylaws including but not limited to it's height, proximity to the easement and visibility from the street. They have also opened a second driveway into their property entering from Sandy Forks. The original construction faces east onto Forest City Dr. The original driveway enters the property from Forest City Dr.

I am certain that approval for this structure was not secured by the HOA. Please advise us via return email as to the status of this structure.

I used to love my cute old Victorian bungalow in the Houston Heights many years ago but I hated the homes near us on most every block that had built odd buildings or even ran businesses as there were no deed restrictions then. One guy did auto work so cars were coming at all hours.  About the time I sold that home a lot of these modern corrugated metal building were going in as well as McMansion homes. Now from what we have heard this is not the case here, no business activity but it seem that this structure will surely stand out. Homes and buildings in most of the KW villages have to be of a certain style, we had a new home built on our street after the previous one burned down; the builder had to show that it would not be too different from the outside.  If this home owner just collects and tinkers on old cars it seems like an extension to his garage or similar structure could have been designed so as not to be noticed as being so different. That is what I did on my garage and it looks pretty normal from the outside yet I have a large workshop inside. Just my 2 cents worth 4951

here is what it looked like a few years back when they still had the pool and a fence.  @30.057879,-95.1945099,3a,75y,225.16h,89.94t/data=!3m6!1e1!3m4!1smdChghRo6PqKEt-AJN4PKA!2e0!7i13312!8i6656Perhaps?utm_source=Kingwood.com" target="_blank" rel="nofollow">www.google.com/maps/ @30.057879,-95.19450 99,3a,75y,225.16h,89 .94t/data=!3m6! if they plant a few trees it could cover it up somewhat, and reinstall a fence with a gate, perhaps even an 8 foot fence.  That may be against the HOA policy though... 4951

Bear Branch - HOA Violations

Hi ____,
Thank you for your response.  We will advise the Board of your concern.

This was approved by the Board, giving them a variance, and with
stipulations that a "business" could not be run from the home.  Again, I
will give this concern to the Board.

Thank you,
Becky

@FreebyrdIII: And with a building like that I don't believe for a moment they won't be doing some kind of work for profit.  Seems the HOA can make a stipulation but right now their covnents and deed restrictions mean nothing, zip, zilch, nada...

I can agree with Pickles...  but that can be removed.  This structure is permanent.  Did you hear back from the TV people yet?    4951
