Just looked at a property downtown that was redone in 2005. Just looking at all this rust (and looks like some water stains on wall and subfloor), does this setup and the condition pose a red flag or is it possibly something that might pass an inspection? I will post a few other photos.

First Glance makes me think the stains shown on top of the water heater are from either a leaky plumbing, condensation, or the steam valve. Exposed plumbing needs to checked. More importantly what condition is the tank and heater in? 4951

Last pic. Rust at the bottom of the heater, too. Sitting in pan with too much water (maybe dripped down side from the top?)?

Also, I should mention, there is another HVAC closet downstairs with just A/C only (I believe). This is a 2 story loft in a high-rise building. 4951

You'll be replacing that water heater. It needs to be 18 inches above the floor, and needs a drip pan. What is that above it? Part of the heat/AC unit? It will also need to be vented. 4951

Defeats the purpose cold air intake over a heater. Bet the compressor never cycles. 4951

I am no expert, but my guess is that is an electric water heater, so it may not need to be vented (gas ones do for sure).  My guess is that either the inlet or outlet water lines leaked, rusting the top of the heater and pooling in the catch pan, which then rusted the bottom of the heater.  The top looks like surface rust from the picture.  Dan's opinion is worth a lot more than mine! 4951

I think you're right about the electric vs. gas. The oven and stove are electric... I don't think they have gas going to the units (I didn't look behind the stacked washer/dryer, but probably electric as well). Thanks! 4951
