OrdinaryGuy : They are two different things. I was just replying to your statement saying that the person is leaving because their problem is that it's a flood house. Much like, I need to sell because I can't fix the roof.

@Brat : The last KW home I bought had a bad roof:

I negotiated with the buyer for five grand on the side.....a personal check delivered at closing and written directly to me.

I would never buy a previously flooded home.

I am sensitive to mold and high concentrations make me ill.

Way too many issues; both presently as well as down the line. 4951

@Fallon

The best part is that I had nasty hail damage during a storm in 2010 and ins. replaced my roof for (almost) free.

$500- deductible.

Win! lol 4951

Brat : I am the GC on a flood house in Hunters Ridge, She had insurance and had about 2" in the house for about an hour. It's about a 1K sf first floor, and we are at 46K in repair cost, so choose wisely. Realistically, you could maybe get the cost down as low as 25K to rehab but I would say that is a min. If the Perry issues are resolved I would personally probably take the chance.

@CaptVernDemerest : Where in Hunters Ridge? i didnt know they had flooding there!? 4951

Froyo : Just an FYI-that's a myth that's been spread around, but not true. There is no max on how many times you can file/collect, or buy flood ins.

@cador : oh really? I had people in another part of Houston tell me that's what their insurance co. told them.
They walked away from their house because they were required to elevate it, and it wasnt worth it. 4951

@Froyo : that elevation may have been a city requirement. 4951

Do I buy a flood house. I feel so bad that some people in Elm Grove put their house for sale as is. They are great looking houses! 1) How much would I have to spend to rehab the place? 2) Flood insurance.. of course now. 3) Is the risk worth it? 4) How much extra would I have to pay?

@Brat : It's worth it if you flex seal the first 4' of wall and buy rubber furniture, jmo but others may disagree

Whatever 4951

@ET : Yes they have these beach entry curvature type chairs if @Brat is into the modern look. There are plenty of rustic options as well 4951
